Commercial Property Inspection Dubai
Downtime is the real cost in a commercial building. We inspect offices, retail units and warehouses for compliance, safety and systems performance — before a failure decides the timing for you.
- Building code compliance
- Safety & accessibility review
- Systems performance testing
- Out-of-hours scheduling
What the inspection covers
- Structural condition and load-path integrity
- HVAC capacity, zoning and performance
- Electrical distribution, capacity and safety
- Fire safety provisions and escape routes
- Accessibility and means of egress
- Building envelope and water ingress
Why commercial inspection is a different discipline
A residential defect is an inconvenience. The same defect in a commercial building is a closed floor, a halted shift, or a liability question. Occupancy density is higher, statutory obligations are heavier, and the systems are larger and more interdependent — a chiller fault in an office tower does not stay a chiller fault for long.
A commercial property inspection therefore reads the building as an operating asset rather than a set of finishes. We assess whether the electrical distribution has headroom for the load you actually intend to draw, whether HVAC zoning matches how the space will be occupied, whether escape routes remain compliant after the last fit-out reconfigured the floor plate, and whether the envelope is sound enough to protect stock, equipment and records.
Three moments justify an inspection most clearly: before signing a lease, at fit-out handover, and on a recurring schedule once you are operating. Each answers a different question — what am I inheriting, was it built as specified, and what is degrading. As a property inspection company working across residential and commercial stock in the UAE, we scope each of them differently.
It is the last point at which the contractor is obliged to correct defects at their own cost. Inspecting a week later means the same list becomes a variation order, priced accordingly.
Scope
Compliance, safety and systems performance
- Building code compliance — review against applicable requirements, identification of non-compliant alterations, documentation gaps flagged for follow-up
- Fire and life safety — detection and alarm coverage, emergency lighting, signage, escape route width and continuity, fire-stopping at service penetrations
- Accessibility and egress — approach and entry, circulation widths, sanitary provision, travel distances and final exits
- Structure — condition assessment, movement and cracking, effects of any alteration to the frame or floor plate
- HVAC — capacity against intended occupancy, zoning and control logic, airflow and temperature performance, plant condition and access for service
- Electrical — incoming supply and distribution capacity, board condition and labelling, protective device testing, load headroom for planned equipment
- Plumbing and drainage — supply capacity, sanitary and kitchen drainage, grease and interceptor provision on F&B units, leak detection
- Envelope and finishes — roof and facade condition, water ingress, floor loading suitability, ceiling and partition condition post fit-out
How it works
From scope to a report your facilities team can action
-
Agree the scope
Tell us the use class, floor area, drawings if available and what triggered the inspection. We define scope, access needs and out-of-hours phasing in writing before starting.
-
Inspect and test
Certified inspectors assess structure, systems and compliance with measurement and testing equipment, working in zones so operations continue where possible.
-
Report and act
You receive a report ranked by severity and statutory exposure — immediate action items, scheduled works and monitoring — ready for contractors or your landlord.
A dated, photographed condition record at the start of a tenancy establishes exactly what you inherited. It is the single most effective protection against a dilapidation claim at lease end.
