Why commercial inspection is a different discipline

A residential defect is an inconvenience. The same defect in a commercial building is a closed floor, a halted shift, or a liability question. Occupancy density is higher, statutory obligations are heavier, and the systems are larger and more interdependent — a chiller fault in an office tower does not stay a chiller fault for long.

A commercial property inspection therefore reads the building as an operating asset rather than a set of finishes. We assess whether the electrical distribution has headroom for the load you actually intend to draw, whether HVAC zoning matches how the space will be occupied, whether escape routes remain compliant after the last fit-out reconfigured the floor plate, and whether the envelope is sound enough to protect stock, equipment and records.

Three moments justify an inspection most clearly: before signing a lease, at fit-out handover, and on a recurring schedule once you are operating. Each answers a different question — what am I inheriting, was it built as specified, and what is degrading. Fit-out handover is the highest-value moment

It is the last point at which the contractor is obliged to correct defects at their own cost. Inspecting a week later means the same list becomes a variation order, priced accordingly.

Is an inspection useful before signing a lease?
