What a viewing cannot tell you

Buying resale in Dubai means buying a property with a history you did not witness. Someone lived in it, altered it, maintained it well or badly, and had every reason to present it favourably when they listed it. Fresh paint covers a great deal. So does a well-timed air freshener and a viewing scheduled for a cool morning.

A pre-purchase inspection replaces impression with measurement. Our inspectors check whether the cracking is cosmetic or structural, whether the AC has years left or months, whether a bathroom was reconfigured by a contractor or by an enthusiastic owner, and whether the damp smell in the guest room traces back to a failed balcony threshold above it.

The finding that matters most is often not the largest. A villa in Dubai Hills with hairline settlement cracking may be entirely sound. The same villa with an undocumented internal wall removal and a sagging ceiling line above it is a different proposition. Distinguishing between the two is the job, and as a property inspection company with certified engineers and building inspectors, it is what we are equipped for.

Inspect inside your negotiating window

Book after the offer is accepted and before transfer, while you still have room to renegotiate or step back. An inspection after completion is still useful for planning, but it no longer has any commercial leverage attached.

Scope

Structural assessment and MEP systems inspection

  • Structure — crack mapping and movement classification, floor level survey, ceiling deflection, evidence of alteration to load-bearing elements
  • Foundation and external — visible settlement, external wall condition, boundary and retaining structures, drainage away from the building
  • Roof, terraces and balconies — membrane and sealant condition, falls and drainage, parapet detailing, past repair quality
  • Water ingress and mold — moisture readings throughout, thermal imaging where indicated, source tracing rather than surface observation
  • Mechanical — AC age, condition and remaining service life, airflow and cooling performance, ductwork and condensate
  • Electrical — distribution board condition and capacity, circuit and RCD testing, quality and safety of any added circuits
  • Plumbing — pressure and flow, corrosion and scaling, water heater condition, drainage performance and leak detection
  • Alterations and finishes — workmanship on previous modifications, joinery and tiling condition, deferred maintenance across the property

    Send the property details and your timeline. Access is normally arranged through the listing agent, and we can work to a tight window if the deal is moving quickly.

  2. Inspect and test

    An InterNACHI-certified inspector assesses structure and every MEP system with measurement equipment, photographing and locating each finding.

  3. Decide with evidence

    Within 24–48 hours you receive findings ranked by severity and urgency — enough to renegotiate, to require rectification before completion, or to walk away.

When should I book a pre-purchase inspection?
After your offer is accepted and before the transfer completes, while you still have room to renegotiate or withdraw. Arrange access through the agent as early in that window as you can.
Will the seller allow an inspection?
Access is usually arranged through the listing agent and is common practice on higher-value resale transactions. A seller with nothing to hide has little reason to refuse — and a refusal tells you something in itself.
Can I use the report to negotiate the price?
That is one of its main uses. Documented, photographed defects with severity ratings give you an evidenced basis to renegotiate, or to require rectification before completion.
Do you provide repair cost estimates?
We report condition, severity and urgency rather than priced quotations, because we do not carry out repair work. The report gives any contractor what they need to quote accurately.
Is an inspection worth it on a newer resale property?
Yes. Properties only a few years old routinely carry unresolved original construction defects, unpermitted alterations by the previous owner, and deferred maintenance that a viewing will not reveal.
