Why properties in the UAE need inspecting on a schedule

Heat, humidity, salt-laden coastal air and hard water are an unusually demanding combination. Sealants that would last a decade in a temperate climate degrade in a few seasons here. Air-conditioning runs at high duty for months at a time. Water heaters and pipework scale up faster. Roof and balcony membranes expand and contract through a temperature range most materials are not specified for.

None of that fails loudly at first. A maintenance inspection exists to catch the quiet stage — when a sealant has hardened but not yet let water through, when an AC unit is drawing more current than it should but still cooling, when a hairline crack has appeared but has not started moving.

The economics are simple. Re-sealing a balcony threshold is a modest job. Replacing the ceiling, wiring and joinery in the room below it, after two summers of undetected ingress, is not. As a property inspection company working across more than 44,000 UAE properties, the pattern we see repeatedly is a small, cheap, ignorable problem that became an expensive one because nobody was looking.

Inspect before summer, not during it

The best time to check cooling capacity and waterproofing is before the season that will test them. A finding in March can be scheduled and priced. The same finding in July is an emergency call-out at emergency rates.

  • Cooling systems — airflow and temperature differential at each outlet, compressor and FCU condition, condensate drainage, filter and coil fouling, duct insulation
  • Waterproofing — roof and terrace membranes, balcony falls and thresholds, parapet and upstand detailing, sealant condition at all external joints
  • Plumbing — pressure and flow, visible corrosion and scaling, water heater age and condition, drainage performance, leak checks in service voids
  • Electrical — distribution board condition and load, RCD operation, visible cable and fitting deterioration, external and wet-area fittings
  • Structure and fabric — crack mapping and movement assessment, render and paint condition, external wall interfaces, timber and joinery deterioration
  • Moisture and mold — moisture readings in wet areas and enclosed spaces, humidity levels, surface growth and odour tracing
  • Pest indicators — termite activity signs, entry points, conditions that invite infestation
  • Safety — smoke detection, emergency lighting, balustrade and railing fixings, pool barriers and gate hardware where present

How often should a property in Dubai be inspected?
Once a year suits most villas and apartments, ideally before summer so cooling and waterproofing issues surface before the season that tests them. Older properties, and those with pools or extensive landscaping, often justify a second visit.
How is this different from a snagging inspection?
Snagging looks for construction defects a developer should fix. A maintenance inspection assesses how an occupied property is ageing and what to attend to next — a prioritised action list rather than a claim.
Do you carry out the repairs you recommend?
No. We inspect and report only. Remaining independent of the repair work is what keeps the findings impartial, and the report is yours to take to any contractor.
Is this useful for landlords?
Yes. A dated, photographed condition record between tenancies protects against disputes over damage and evidences the property's state at the start and end of each lease.
What does a maintenance inspection cost?
