The defects that only appear once you live there

A property under construction is a dry, empty, unused building. The moment you move in, it starts being tested in ways no handover walkthrough can replicate. Showers run daily. The AC works against a Dubai summer rather than an empty shell. Doors open and close hundreds of times. Loads go onto shelves and into wardrobes.

That is when the workmanship shortcuts surface. A shower tray that was sealed but never sloped correctly starts pooling. An AC circuit that tested fine at commissioning trips under sustained load. A wet-area membrane that was rushed shows itself as a damp patch on the adjoining bedroom wall. None of this is your fault, and inside the warranty period none of it should be your cost.

A post-handover inspection catches these while the developer remains liable. As an established property inspection company in the UAE, we treat this as a distinct discipline from pre-handover snagging: less about finish quality, more about whether the building performs.

Check your warranty window before you plan

Cover for workmanship and MEP systems is typically much shorter than structural cover, and terms differ between developers. Read your sale and purchase agreement, then book with time left to raise findings and have them rectified.

MEP verification and functionality testing

  • Mechanical — airflow measured at every grille, thermostat calibration, condensate drainage, FCU access and filter condition, duct insulation integrity
  • Electrical — circuit and RCD testing, socket polarity and earthing, distribution board labelling and load balance, fixture operation throughout
  • Plumbing — supply pressure and flow at each outlet, leak detection in service voids, water heater function, drainage falls and trap performance
  • Water ingress — moisture readings at all wet areas, balcony and terrace thresholds, external wall interfaces, thermal imaging where readings warrant it
  • Emerged defects — settlement cracking, tile lifting and hollowing, timber movement in joinery, paint and plaster failures under use
  • Safety systems — smoke detection, emergency lighting, balustrade fixings and gap tolerances
  • Outstanding snags — verification of items from a previous list that were reported closed
  • Early mold indicators — surface growth, musty odour tracing, humidity readings in enclosed and low-airflow spaces

    An InterNACHI-certified inspector runs full MEP verification with measurement equipment, not a switch-it-on walkthrough, and documents every finding.

  3. Claim and re-inspect

    You receive a numbered, photographed report within 24–48 hours to submit. Once repairs are declared complete, we can return and verify each item.

Post-handover inspection FAQs

Is it too late to inspect after I have taken handover?
No. Most new properties in Dubai carry a developer warranty period after handover, and defects found within it can still be raised. The earlier in that window you inspect, the stronger your position.
How long does the developer warranty last?
Terms vary by developer and by contract. Cover for general workmanship and MEP systems is commonly much shorter than structural cover. Check your sale and purchase agreement and inspect well before the shorter period expires.
What exactly is MEP verification?
MEP means mechanical, electrical and plumbing. Verification is testing that each system performs to specification rather than simply confirming it switches on — airflow readings, circuit testing, pressure checks and drainage falls.
Can you help me submit the warranty claim?
We issue the report in a developer-ready format with every defect numbered, located and photographed, and we can advise on how to present the findings and what to expect during rectification.
Should I re-inspect after repairs are done?
Yes. Items marked closed but not actually completed are among the most common findings at re-inspection. We check each one against the original numbered list.
